Our split structure is designed to stay clear, flexible, and transparent from day one. Whether opportunities come from your own pipeline, TARG, or investment deals, you always know exactly how the structure works.

You can choose to take a lower split on any deal to reach your cap faster. We will never take less than 30% on a self-generated deal, but you have the flexibility to push toward the next tier on your terms.
Our cap structure is built to reward agents who continue producing and growing over time. As your production increases, your long-term earning potential improves with lower future caps and more income staying with you.
New to real estate or new to TARG
Year 2 with TARG (Year 1 cap met), or new to TARG with 3+ years and 50+ transactions
Year 3 with TARG (Years 1 and 2 caps met)
Year 4+ with TARG (Years 1, 2, and 3 caps met). Your cap stays at $10,000 every year after that.
Every dollar TARG keeps from your splits counts toward your cap. That includes the 10% from your own investor listings.
